Q1 (January-March): Winter Storm Preparation and Spring Inspection

Roof and Gutter Maintenance

Winter and early spring bring the heaviest rainfall to Southern California, and atmospheric rivers can dump months' worth of rain in days. Start by inspecting your roof for any damage from fall and winter weather. Look for missing, damaged, or lifted shingles, deteriorated caulking around vents and flashing, and signs of granule loss. Clear gutters and downspouts of leaves, debris, and sediment accumulated since fall. For flat roofs (common in LA County), check for proper drainage, standing water, and any visible cracks or seam deterioration. Gutters should slope toward downspouts and downspouts should direct water at least 4-6 feet away from your foundation. Cost: $200-$400 for professional gutter cleaning and inspection.

Foundation and Exterior Inspection

Walk the perimeter of your home looking for cracks in the foundation, exterior walls, or concrete. In Southern California's expansive clay soil conditions, small foundation cracks can become serious problems. Check that landscape grading slopes away from your home (water should flow away, not toward your foundation). Ensure perimeter drains are clear of debris and functioning properly. HVAC System Inspection

Before cooling season ramps up and your AC starts producing significant condensation, have your HVAC system professionally inspected. Check that condensation drain lines are clear and properly sloped, that the condensation pan is intact and drains correctly, and that the entire system is functioning efficiently. Clogged AC drain lines are a leading cause of hidden water damage in SoCal homes, causing mold growth in attics and walls. Cost: $150-$300 for professional HVAC inspection and cleaning.

Plumbing System Check

Inspect all visible plumbing, particularly under sinks, around water heaters, and in basements or crawl spaces. Look for dripping, corrosion, or signs of past water damage. In Southern California's hard water conditions, mineral buildup on pipes is normal, but green oxidation or white crusty deposits indicate corrosion that could lead to future leaks. Check that your main water shut-off valve works properly and know its exact location. If you suspect a slab leak (common in SoCal homes), have it professionally located and assessed. Q2 (April-June): Fire Season Preparation and Defensible Space

Defensible Space Management

As temperatures rise and vegetation dries out, wildfire risk becomes critical. Defensible space is your home's first line of defense against ember attacks and structure fires. Create three zones: Zone 0 (0-5 feet) should have no dead vegetation, leaves, or debris on the ground, roof, or gutters; no trees or shrubs touching the house; and no mulch or wood chips. Zone 1 (5-30 feet) should have trees spaced to prevent crown fires, lower branches pruned 10 feet up tree trunks, and dead trees or branches removed. Zone 2 (30-100 feet) should be thinned to reduce fuel load. This is an ongoing project through fire season.
